now it comes down to the cost of a new set of 10s batteries vs. the cost of a Xera 4035/3Y.

The Pletti costs about 600usd and it is a good solid motor, but the experiences have shown it is not happy using 12s batteries.
The Xera costs about 200usd and it is showing it's qualities as also being a good solid motor and is compatible with 12s's.

The batteries are quite warm at the end of the flight. Would the throttle level have something to do with this?

What is "quite warm"? Do you have a temperature meter?
What is your AUW?
How long are you flying with this weight?
Have you done a flight time test? (80% rule)

What is its weight?

483g.

What is your throttle percentage with your set-up?

Depends on head speed I need. I can adjust between 75% to about 95% using a slider.

I have a meter, just haven't taken a reading - will do so on my next flight.

What is your AUW?
20 pounds.

I keep flights at about 5 min.

Please clarify. I'm uncertain what you mean by 80% rule. Does that mean flying the helicopter for a fresh battery and flying the flight packs to an 80% drain?

I looked at the Xera site. What are your reasons for recommending the 4035/3y over the 4035/4y?

Yes.

In my tests, the 3Y flew longer by 30 - 40 seconds than the 4Y.
